Founded in 2004, Bespoke Property Consultants, based in Sussex is committed to working with a range of organisations involved in property development, to maximise potential.
The company concentrates on providing development consultancy services to Local Authorities, developers,Registered Providers (RPs) and the HCA across the country.
Andy Leahy BSc MIOD FRICS, Managing Director
The company is managed by Andy Leahy, who has previously worked for Wimpey, Admiral Homes, Raine Industries and Ballymore Properties.
Andy was co-author of HCA Economic Assessment Tool (EAT) now required in bidding for Grant and in planning applications. He is an adviser to the HCA, Developers, RPs and Local Authorities on viability in the planning process.
Simon Devitt
Simon is Bespoke’s affordable housing policy consultant. Simon’s expertise lies in strategic management and development, particularly with the RSL sector. His career in policy development and delivery spans many years and covers large sections of the South East., working with regional offices to respond to tenure requirements. He has been involved in negotiations at both high level and grass roots level. He brings a solid and practical experience base to the group. See Simon’s CV
Terry Sullivan
Terry is Bespoke’s cost consultant. His invaluable experience in cost analysis and development has encompassed a whole range of projects from refurbishment and extension projects to multi-million pound, conversion and new build projects across all sectors of residential, healthcare including district general hospitals, retail shopping centres, industrial developments and offices, including many historic and listed buildings. Stuart Morley
Stuart has a particular specialism in investment and development appraisals and viability studies, and discounted cash flow appraisals for major 10+ year developments. Stuart, along with Andy Leahy, produced the development appraisal spreadsheet for the Housing Corporation and the HCA which is widely used for residential and mixed use development viability studies. Gavin Bird
Gavin has been working for Bespoke Property Consultants for the past two years, using the experience gained from his various previous roles to understand and become proficient in preparing viability appraisals and reports in both HCA-EAT and GLA formats to both developers and local authorities. He is able to use this skill to report on other consultant’s viability reports and use his extensive pre-contract experience to not only analyse their cost plans, but also prepare new cost plans if required. Peter Griffiths
Peter works for Bespoke Property Consultants working for a wide variety of councils and developers carrying out site specific viability assessments and providing policy advice. Recent projects have included reviewing the Viability Assessments on five sites in Ashford town centre which are not only mixed use but lead by private rental sector provision as part of a regeneration programme.
